British Land and Co-Laboratories Launch Flexible Lab Space for Startups in London

British Land has teamed up with Co-Laboratories to launch a new flexible lab and co-working space at Regent’s Place Campus. The facility, located at 184–192 Drummond Street, will cater to early-stage biotech startups, offering them a practical and affordable space to grow.

The 6,500-square-foot lab is the first of its kind at Regent’s Place and is designed for small biotech teams with 1 to 20 employees. Startups will now be able to rent lab benches and desks on a short-term, flexible basis. The goal is to help these young companies get started quickly, focus on their science, and grow into larger spaces across the campus.

Boosting London’s Biotech Innovation

This move comes as demand for startup lab space continues to grow in London. Many new biotech companies find it hard to secure affordable, short-term labs to launch their ideas. British Land aims to change that with this new project.

Michael Wiseman, Head of Workspace Leasing and Science & Technology at British Land, explained:

“A thriving community of early-stage businesses is key to London’s future as a global innovation hub. Spaces like this one on Drummond Street help startups get off the ground and scale with ease. Our campus model gives them clear paths to grow, and the space to collaborate and connect.”

Inside the New Space

The lab and co-working facility will be managed by Co-Laboratories, a company known for building startup-friendly incubators in London and Cambridge. Their role includes running daily operations and creating a sense of community for the startups using the space.

By fostering collaboration and networking, the project aims to build a hub of like-minded biotech innovators. Startups will not only share space but also ideas, knowledge, and support—creating the ideal setup for scientific progress.

Why Regent’s Place?

British Land’s Regent’s Place Campus is located in the heart of London’s Knowledge Quarter. This area is home to some of the world’s leading research centers and academic institutions, including:

  • The Francis Crick Institute

  • The Turing Institute

  • The Wellcome Trust

  • University College London (UCL)

  • University College London Hospitals (UCLH)

UCL and UCLH conduct more than 50% of early-stage clinical trials in gene and cell therapy in the UK. This makes the area a prime location for startups working on life sciences and health tech.

Room to Grow

British Land’s campus strategy focuses on supporting companies at all stages of growth. From early-stage startups to global firms, Regent’s Place offers a range of options:

  • Workspace

  • Dry labs

  • Lab-enabled offices

  • Fully fitted labs

This new partnership fits perfectly with their wider mission: to create spaces where science, technology, and innovation can thrive.

Supporting the UK’s Life Sciences Sector

The UK government has identified life sciences as a priority area for economic growth. Flexible lab spaces like the one at Drummond Street play a key role in helping startups move from idea to impact. They lower the barrier to entry for new companies, speed up the time to market, and boost the UK’s position as a global science leader.

Co-Laboratories brings deep expertise in helping startups get started. They’ve worked with many small firms and know how to set up lab spaces that work for research teams with tight budgets and big dreams.
